Property software

Residents open it, and managers trust it at month end.

Your building runs on rent, repairs and questions. Most managers still handle all three by phone, cheque and sticky note. We build the apps your residents use, the portals your managers work in, the sites your brokerage owns and the records renters can carry with them.

// what you are up against

The problems we hear most.

01

Maintenance by phone and voicemail

A leak is reported to a voicemail, passed to a superintendent on a sticky note and closed with no record, and the resident calls again to ask.

02

Rent by cheque and e-transfer

Payments arrive by several channels with no reference, and someone matches them to units by hand at the start of every month.

03

A site that loses to the portals

Listings on the brokerage's own site are slow to update and hard to search, so buyers start on a portal and the brokerage pays to reach its own clients.

04

Good tenants who cannot prove it

A renter with years of on-time payments starts from nothing at the next building, because their history sits in a previous landlord's files.

Resident app and manager portal

Hypothetical. Not a client, not a result.

// The problem

A property manager takes repair requests by phone, collects rent through several channels and posts building notices on paper in the lobby.

// What we would build

An iOS and Android app where residents pay rent, report repairs with photos, book amenities and receive notices, with a web portal where managers and superintendents assign, track and close work and reconcile payments by unit.

// What is in it

  • Repair requests with photos, routed to the right trade and tracked to completion
  • Rent paid by pre-authorised debit or card, matched to the unit automatically
  • Amenity booking for rooms, guest suites and moving elevators
  • Building notices by push, email and text
  • A manager portal with work orders, payments and occupancy by building
  • Integration with Yardi or your accounting system

Listing site with map search

Hypothetical. Not a client, not a result.

// The problem

A brokerage's own website is slow to show new listings and hard to search, so buyers start on a portal and the brokerage's agents lose the first contact.

// What we would build

A fast listing site fed from the board's data feed, with map and school catchment search, saved searches and alerts, and every enquiry routed straight to the listing agent and recorded in a simple agent CRM.

// What is in it

  • Listings updated from your board's data feed, under its display rules
  • Map search with drawn areas, filters and saved searches
  • Alerts by email when a matching listing appears
  • Enquiries routed to the listing agent and logged in a lightweight CRM
  • English and French pages built for search engines

Building assistant for tenants

Hypothetical. Not a client, not a result.

// The problem

Front desks and managers answer the same questions all day about parking, garbage day, amenity rules and how to report a repair.

// What we would build

An assistant inside the resident app that answers from the building's own rules and notices and can open a repair request or book an amenity, on a frontier model because the source documents are not sensitive and it is the quickest route to launch.

// What is in it

  • Answers grounded in each building's rules, notices and FAQs
  • Tools to open a repair request or book an amenity from the conversation
  • Hand-off to the manager for anything about a lease, a dispute or a payment
  • Resident names and unit details kept out of the prompt where they are not needed
  • An evaluation set of real resident questions, run before every change

Portable rental history

Hypothetical. Not a client, not a result.

// The problem

Renters with a strong payment record cannot prove it to a new landlord without asking the old one, and landlords cannot easily tell a real reference from a made-up one.

// What we would build

Property managers issue a signed rental history credential to the resident's phone, and any landlord can verify it was issued by a registered manager and has not been revoked, using a small registry contract on a public chain. If only one landlord's buildings are involved, a database does the same job more cheaply.

// What is in it

  • Credentials issued by participating property managers, held by the resident
  • The resident chooses what to share and with whom
  • A registry contract listing issuers and revocations, with no personal data on chain
  • A verification page any landlord can use
  • A contract audited before it is deployed

Hypothetical. Not a client, not a result.

// The problem

A rental company enters each vacancy in its property system, again on its website and listing sites, and posts every deposit and rent payment to accounting by hand.

// What we would build

// questions

What buyers in this industry ask us.

Do you work with managers, brokerages and proptech?

Yes, all three. We are in British Columbia and work with clients anywhere; prices are in Canadian dollars.

Can you build to tenancy and privacy rules?

We build to the requirements your team sets out under provincial tenancy law, PIPEDA, your real estate regulator and your board's data rules. We do not give legal advice.

How do payments work?

A deposit to start, then payments at agreed milestones, with 10% held until 30 days after launch. The deposit is a smaller share on larger projects.

Who owns the code and the data?

You do, once the work is paid for, including the app, the portal and everything residents and clients put into them.

// where we work

Find your market.

We work from Kelowna with clients across Canada, the United States and further afield. Each market page covers working hours, hosting, the privacy law that applies, and prices in your currency.
